The original Sun City

Sun City opened on January 1, 1960, with five model homes, a shopping center, a recreation center and a golf course. At the start, the whole community, including every home and the first shopping center, was south of Grand Avenue (Del Webb Sun Cities Museum archive). The first model home, at 10801 Oakmont, now houses the Sun Cities Area Historical Society.

That makes homes in this area some of the oldest in Sun City, many now more than 60 years old.

What that means for water damage

  • Mixed upgrades. Roofs, plumbing, water heaters and AC units have often been replaced on different schedules. When a ceiling stain appears, the source could be any of them, so ask the provider to find and confirm the source before drying starts.
  • Older materials. Some older building materials contain asbestos, and the EPA asbestos guidance notes you generally can't tell by looking. Ask about testing before old ceiling texture or joint compound is cut or sanded.
  • Know your shutoff. In an older house the main water shutoff may be hard to find or hard to turn. Locate it before you need it.

Frequently asked questions

Do older Sun City homes need asbestos testing before ceiling repair?

Not always, but it's worth asking. The EPA says you generally can't tell whether a material contains asbestos by looking, and advises leaving suspect material alone until it's checked.

Is a permit needed for ceiling repair here?

Sun City is unincorporated, so permits fall under Maricopa County. Small drywall repairs often don't need one, but ask the provider about your specific job.
